Why This Step Matters
Before you begin any development on your lot, the very first step is knowing exactly where your property lines are. This is essential for avoiding disputes with neighbors, staying within legal boundaries, and planning your improvements accurately.
The Good News – ATC is Already Surveyed
In many places, finding your property lines means paying for a brand-new survey — a process that can be both time-consuming and expensive. But here at Adventure Trail Colony, the entire subdivision has already been surveyed. That means you don’t have to invest in a full new survey to determine your lot boundaries.
How to Locate Your Property Corners
What you will want to do is identify the property corners and mark your lot lines. The most affordable way to do this is to hire someone familiar with the subdivision — and I already have a contact for this work.
They charge around $150 per corner. The process is straightforward:
They’ll first try to locate the original survey pin, which is often buried at the corner marker.
Using a metal detector, they’ll find and uncover the pin if it’s still in place.
If they can’t locate it, they’ll reference the original subdivision survey and measure the correct distances to stake the exact corner for you.
Why This is Such a Benefit
In other areas, you could easily spend thousands of dollars to get a property surveyed from scratch before starting development. Here, because the subdivision survey already exists, you’re just paying to have corners found and marked — a fraction of the cost.
This is another example of how developing property here can be affordable, efficient, and straightforward — giving you more resources to put toward actually improving your lot.
